TENANT SELECTION CRITERIA

Thank you for your interest in leasing with The Table Brokerage.
To ensure a smooth application process, please review the following rental qualifications. All applicants 18 years and older must submit a separate application.

1. Income Requirements

  • Gross monthly income must be at least 2.5x the monthly rent.

  • Verifiable income sources include pay stubs, tax returns, or official offer letters.

  • Self-employed applicants must provide recent bank statements and/or tax documents.

2. Credit History

  • Minimum credit score of 600 is typically required.

  • No recent bankruptcies, foreclosures, or excessive late payments.

  • Applicants with limited or no credit may be considered with a higher deposit or co-signer.

3. Rental History

  • Positive rental history with no evictions, broken leases, or outstanding rental balances in the past 3–5 years.

  • References from previous landlords may be required.

4. Background Check

  • A criminal background check will be conducted.

  • Applications may be denied for convictions involving violence, property damage, or drug-related offenses, depending on severity and recency.

5. Occupancy Guidelines

  • Occupancy is limited to 2 persons per bedroom, unless otherwise allowed by law.

  • All occupants must be listed on the lease.

6. Pet Policy

  • Pets are accepted on a case-by-case basis.

  • A non-refundable pet fee and monthly pet rent may apply.

7. Application Fee

  • A non-refundable application fee of $49.99 per applicant over 18 is required at the time of submission.

8. Security Deposit

  • The Security Deposit is $2000 for 2 BR Townhomes and $1500 for 1 Bedroom Townhomes. A hold security deposit of $500 is due within 24 of approval to secure the unit. Additional/Remaining security deposit will be required depending prior to move in. Some credit situations require full deposit at lease signing.

9. Other Requirements

  • Valid government-issued ID required.

  • Renter’s insurance may be required before move-in.
